Ground-up homes and buildings. Custom single-family homes, new residential buildings and new commercial buildings. We manage everything from site preparation through the final coat of paint.

Additions and garages. Home additions, extensions, room additions, and attached or detached garages. An addition has to tie into the existing roof, foundation and walls, so we plan those connections before the first footing goes in.

Structure and shell.

Framing and structural carpentry, including interior and exterior walls, floors and roofs
Structural alterations and load-bearing wall modifications, built to an engineer's design
Foundation construction and excavation coordination
New-construction roofing, siding, windows and doors

Interiors. Insulation, drywall, flooring and finish work, plus new kitchens and bathrooms. We coordinate licensed subcontractors for electrical, plumbing and HVAC, and we schedule their rough-ins and inspections around the rest of the build.

Management. Permitting, inspections, architect and engineer coordination, procurement, scheduling and day-to-day project management.

How we work as your custom home builder, from lot to keys

Site visit and planning

We walk the lot or the existing house with you, talk through how you want to use the space, and look at access, grade and utilities.

Plans and engineering

We work from your plans or coordinate with an architect and engineer to produce them. Structural items like beams, headers and footings get sized here.

Estimate and selections

You get a detailed estimate. We help you choose windows, siding, roofing, cabinets and finishes, and we note which items have long ordering lead times.

Permits

We submit the plans for the building permit and answer any review comments from the city.

Site prep and foundation

Excavation, footings and foundation walls, with the footing and foundation inspections the city requires.

Framing and dry-in

Walls, floors and roof go up, followed by roofing, windows, doors and house wrap so the structure is closed to weather.

Rough-ins and inspections

Our electrical, plumbing and HVAC subcontractors run their rough work, then framing and rough inspections, followed by insulation and its inspection.

Drywall and finishes

Drywall, trim, flooring, cabinets, countertops, fixtures and paint.

Final inspection and walkthrough

The city signs off, and we walk the finished space with you and work through a punch list.

Building with a custom home builder in Minnesota: what to plan for

Frost depth

Footings in the Twin Cities area have to sit below the frost line, which Minnesota code sets at 42 inches in this part of the state. Frost-protected shallow foundations are an engineered alternative in some cases. Getting this right prevents frost heave that cracks slabs and racks door frames.

Winter concrete

Concrete can be poured in cold weather, but it needs protection while it cures. That can mean ground thawing, blankets or heated enclosures, and it can affect when foundation work makes sense.

Energy code

Minnesota's residential energy code sets insulation levels, air sealing requirements and mechanical ventilation for new homes. New homes also have to include radon control. These items are built into the plans from the start.

Lead times

Windows, exterior doors and some roofing and siding products can take weeks to arrive. Ordering them early keeps the framing crew from waiting on a dry-in.

Drainage

Final grade has to slope away from the foundation, and gutters and downspouts need to carry roof water away from the house. Spring snowmelt will find any low spot.

Questions to ask a custom home builder

Can you build on a lot I already own?

Yes. We start with a visit to the lot to look at access, grade, drainage and where utilities come in. Those details shape the foundation plan and the site prep, so we look at them before anything is drawn up.

Do I need my own architect, or can you work from my plans?

We can build from plans you already have, and we coordinate with your architect and any structural engineer the project needs. If you are starting from an idea, we can bring the right design and engineering people in early so the plans match your budget and the site.

Who pulls the permits and schedules the inspections?

We do. We submit the permit application with the plans, schedule each required inspection as the work reaches that stage, and keep the inspection records with the project file.

Can we stay in the house while you build an addition?

Most families do. We plan the sequence so the existing house stays closed up and livable, and we schedule the tie-in to the existing structure for as short a window as practical. We will talk through dust control, access and any utility shutoffs before work starts.

Do you build commercial buildings as well as homes?

Yes. New construction covers new residential and commercial buildings. Commercial projects go through their own permit and code review, and we plan the schedule around those steps.
