Measure and inspect

We measure each opening, check frames and sills for rot, and note anything out of square. That decides whether an insert or full-frame replacement makes sense.

Scope and estimate

The scope lists each unit, its style and glass package, the installation method, trim details and any repair work we expect.

Ordering

Most replacement windows and many doors are built to size. We schedule the installation once the units arrive.

Removal and prep

We remove the old unit, check the rough opening, and replace any rotted framing or sheathing.

Flashing and setting

A sloped sill pan or sill flashing goes in first, then the unit is set level, plumb and square and fastened. Flashing tape laps over the flange so water drains out and away.

Insulation and trim

We fill the gap around the frame with low-expansion foam, then install exterior trim and interior casing.

Walkthrough

We open, close and lock every window and door with you and fix anything that doesn't operate smoothly.

Condensation and frost

Winter brings indoor humidity onto cold glass. Windows with better U-factors run warmer on the inside surface and form less frost, though high indoor humidity can still cause it.

Air leakage

A drafty window costs comfort on a windy January night as much as the glass does. Air leakage ratings and a well-sealed installation both matter.

Cold-weather installs

Working one opening at a time keeps heat loss and indoor disruption small.

Thresholds and ice

Snow and meltwater sit against exterior doors all winter. A sill pan under the threshold and a door that seals tight keep that water out of the subfloor.

Egress windows

Basement bedrooms need an egress window that meets code for opening size and sill height, with a window well outside.

Older homes

Houses built before 1978 may have lead paint on window sashes and trim, which affects how the old units come out.

Permits

Changing the size of an opening or adding one usually needs a permit. Check with your city on same-size replacements.

Window replacement and door installation questions

What's the difference between insert and full-frame window replacement?

An insert window fits inside the existing frame, so interior and exterior trim stay in place. A full-frame replacement removes the old window down to the rough opening, which lets us check for rot and redo the flashing and insulation. When the old frame is soft or leaking, full-frame is the right call.

Why do my windows get frost or condensation on the inside in winter?

Warm, humid indoor air hits cold glass and the moisture condenses or freezes. Older single-pane or failed double-pane windows run colder, so they show it first. Better windows help, and so does keeping indoor humidity in check during cold snaps.

Can you replace windows in the winter?

Yes. We work one opening at a time, so each one is open for a short stretch and the house doesn't lose much heat. Exterior caulking and some finish work may wait for warmer weather.

Can you make a window opening bigger or add a patio door?

Yes. Widening an opening or cutting a new one means installing a properly sized header and usually pulling a permit. If the wall is load-bearing, we set up temporary support while the framing is changed.

My exterior door is drafty. Does it need to be replaced?

Not always. New weatherstripping, a threshold adjustment or a new door sweep often fixes the draft. If the door is warped, the frame is rotted or it won't latch, replacement makes more sense.

When is the best time of year to replace windows?

Late spring through early fall is the easiest stretch in Minnesota: sealants and foam cure well, and open walls cost little heat. Lead times on new windows are often longer in peak season, so ordering in late winter for a spring installation works well. Winter installs are possible too; we replace one opening at a time to keep heat loss down.
