Egress window installation in Minnesota: frost, drainage and snow

Frost and timing

Frozen ground makes excavation slower, and a fresh opening in the foundation needs to be closed in quickly in cold weather. Many egress windows are scheduled from spring through fall, though winter installs are possible with planning.

Window well drainage

A window well collects rain and snowmelt. Without drainage at the bottom, water pools against the window and can leak into the basement. Grading that slopes away from the well and downspouts that discharge away from it matter as much as the drain itself.

Snow covering the well

Snow drifts and shoveled snow can fill a well and block the escape path. A cover helps, as long as it opens easily from inside, and the area around the well should be kept clear through the winter.

Insulation and condensation

A large window in a cold basement wall can collect condensation. We insulate around the frame and seal the gaps so the new window does not become a cold spot.

Radon and moisture

If you plan to finish the basement, an egress project is a good time to test for radon and look for moisture problems before the walls are closed.

Egress window installation and basement bedroom questions

Why does a basement bedroom need an egress window?

Building code requires every basement sleeping room to have an emergency escape opening, either an egress window or a door to the outside. Without one, the room cannot be listed or used as a legal bedroom.

How big does an egress window have to be?

Code sets a minimum clear opening size, a maximum sill height above the floor, and a minimum size for the window well. We confirm the current requirements with the city at permit and choose a window and well that meet them.

Can you enlarge an existing basement window?

Usually, yes. Most existing basement windows are too small for egress, so the opening in the foundation wall is cut larger and a new header or lintel is added where needed. We coordinate that cutting with a concrete cutting specialist.

Does a window well need a ladder?

Deeper wells need a permanent ladder or steps so a person can climb out. Whether yours does depends on how far below grade the window sits, which we work out during planning.

Can I put a cover on the window well?

Yes. A cover keeps out snow, leaves and animals, but it has to open from the inside without tools or special knowledge. We install covers that meet that requirement.
